Office costs in Malta – What to expect

Moving your company operations to Malta probably raises a lot of questions. One of them I would like to discuss today, the question of how much office space in Malta costs.

The commercial property rates can vary greatly on the island, depending on the location and state of the office. The most expensive area is Portomaso. The price per sqm per year generally ranges from €300 to €450. The Portomaso Tower is the highest building in Malta, right in the heart of the trendy town St. Julians. Having an office here is recommended for companies wanting to maintain a high-end business address.

On second place for a high end office property is Smart City Malta. The new development in the south-west of the island is estimated to be finished in 2021, however, the first offices were completed in 2010. Prices for office space range from €220 to €280 per sqm per year.

An office in the iconic capital Valletta is a good idea if you want to locate your office space in a historic and classy environment. There are no modern tower block buildings in Valletta, meaning it is very likely that you would get offered a refurbished old-style building for your business. The rent for an office in Valletta varies greatly, depending on the state of the building, and how modern it is. Prices start at around €110 per sqm per year.

Sliema and the surrounding areas Msida, Ta’Xbiex and Gzira are cheaper than Portomaso or Valletta, but it also depends on the area and the type of the office building. Prices generally range from €60 to €300 per sqm per year, with Gzira normally being significantly cheaper than Sliema. Maintaining a centrally located office in this area has many advantages, such as accessibility for employees and clients, and a good infrastructure.

The cheapest areas are in the north and south of Malta. Prices range from €30 to €100 per sqm per year. However, when establishing your office there, you need to keep in mind that these areas might not be easily accessible for your employees.
